By utilising our own database, our website and the Rightmove network we find tenants locally, from across the UK, and from overseas.

Full Letting and Property Management Service.

While finding a tenant is clearly important, making sure that the tenant is suitable is also important. That's why we carry out our own references with banks, employers and previous landlords, if applicable. We don't rely on third party companies to carry out our references. We also draw up suitable Tenancy Agreements guided by our solicitors, and are very particular about our inventories, which again, we prepare ourselves. And of course, by preparing the inventories ourselves rather than relying on a third party who has no real ongoing interest, we immediately develop a knowledge of your house which is invaluable.

However, finding a suitable tenant is just the beginning. From then on we take pride in our ongoing management programme, which includes regular 8 week inspection visits, producing monthly statements, an excellent rent arrears scheme, and if applicable, legal insurance through a partner.

Our fees are very reasonable and competitive and there are no hidden extras. In fact, the following services are included in our monthly fees, and involves you in no extra cost at all

• free advertising in the press, on our website, and the Rightmove network
• if your property is empty we will check it regularly at no extra cost (this is particularly important in the winter)
• annual expenditure report for tax purposes
• no mark-up on repairs and maintenance bills

Tenant Find Service.

And if you decide you want to manage the property yourself, then we can offer you our Tenant Finding Service, which means that we'll find a tenant for you, carry out the necessary reference checks and create the Tenancy Agreement and hand over the tenant to you. Of course, if you subsequently decide that you like to take advantage of our full management service, we'd love to help out.
