Do's

Present your property well - Cluttered rooms can make rooms look smaller and in turn put off buyers. Externally, well-kept flower beds and lawns and weed free driveways all help to give a property instant kerb appeal. A fresh coat of paint will never make a property look worse (as long as it’s applied correctly!) so if it’s practical minor improvements such as painting and decorating can transform the look of a room

Research the competition – Knowing what you’re up against is always important. Whether it’s a buyer’s or a seller’s market getting potential buyer’s through the door is the first step to achieving a successful sale. It’s important to have a realistic marketing & pricing strategy and to know how your home compares to others on the market

Don't

Forget the important features - Victorian original fireplaces, sash windows, butler sinks, Aga ovens, Amitco flooring. These are a few examples of things that add value and prestige to your home so it’s best to make sure these are promoted in property details so any buyer can see what a great home they’re being offered

Make major improvements without consulting an estate agent – Some improvements will not make the vendor a great return on investment. For example a new kitchen is a great idea but you could be fitting one that is not to the taste of a potential buyer or it may even conflict with a buyer’s plans to extend the property. There are plenty of improvements that will help a home to sell but these are often highly dependent on the condition of the individual property

Limit your exposure online – The three largest UK property portals are Rightmove, Zoopla and On The Market. Avon Property are proud to advertise on all three. This is an important benefit that a number of agents in the area cannot offer to vendors.

“Leave it until next week” – minor DIY jobs such as touching up paintwork and tightening dripping taps may seem fairly insignificant in your home but when trying to sell our home it helps to try and show house in its best possible light so it’s best to get these things taken care of as soon as possible.
