1. Valuation

Call, write or visit our office to arrange a valuation of your property. This service is free of charge & we will discuss your needs, inform you of market conditions, discuss any improvements that may need to be made to the property & of course provide you with a realistic valuation.

2. Instructions To Market

Once you are happy to instruct Avon Property to source a tenant we will visit the property to take high quality photos & make a floorplan. We shall also arrange for an energy performance certificate if required & write up a detailed description of the property for marketing which we intend to commence within 24 hours.

3. Viewings

Arranging viewings begins from the moment instructions are received via our database of tenants . Once the property is also uploaded to portals, this website, a TO LET board is erected further tenant enquiries follow on. All viewings are accompanied by a staff member meaning landlords do not need to constantly make themselves available.

4. A Suitable Tenant Has Been Found

Once a tenant is sourced that both Avon Property & our landlord client are happy with (subject to references) & terms have been agreed we secure a holding fee as a sign of commitment from the tenant.

5. Tenant Referencing & Right To Rent Checks

Our nominated, independent, tenant referencing agency carry out thorough tenant background checks on our behalf. The three main sections of the process comprise of a credit check, obtaining a landlord reference & an employment reference. Avon Property conduct the ‘Right to Rent’ checks that were introduced in February 2016 by obtaining passports & visas where required. MRZ checks are also conducted on passports in conjunction with a third party. Reports for both are forwarded to the landlord for approval upon receipt.

6. Certification

We will require a valid gas safety certificate (where there are gas appliances) for any property we have found tenants for. This can be arranged on your behalf upon request.

7. Tenancy Documents

Softcopies of the tenancy agreement & prescribed information document will be emailed to you for your approval. Once approved, with your agreement, these can be signed on your behalf or you may sign them in person.

8. Pre-Tenancy Preparation

Landlords should ensure that the property is professionally cleaned prior to the tenancy commencing. This can also be arranged on your behalf upon request. Avon Property will instruct an independent inventory clerk to visit the property & create a detailed schedule of condition at check in one day prior to the commencement of the tenancy.

9. Tenancy Commencement

Avon Property will deal with the tenant signing all tenancy documentation at commencement of the tenancy & issue the tenant with the schedule of condition. We shall also collect the first months rent , register the tenancy deposit & provide the tenant with keys on your behalf.

10. Financial Statements & Documents

Finally we will forward signed versions of all tenancy documents to you along with a financial statement detailing funds received, fees charged & a final balance.
