Renting Process

If you are thinking of renting a property there are steps that you need to follow to ensure the process runs smoothly. At Avon Property we pride ourselves as experienced Letting agents for the Lewisham, Lee and Hither Green areas, please follow our step by step guide below:

1. Registration

Come in to see us – tell us about your ideal property, your budget, your wants and needs. In particular, tell us about your deal-breakers – the things that you simply cannot do without, or definitely don’t want for your ideal abode. This will help us find your perfect home.

2. Arrange viewings

All our viewings are accompanied by one of our highly trained negotiators at a time to suit you. We’ll show you around the property, answer any questions you may have and advise you on nearby facilities, shops, train stations and schools if necessary.

3. Negotiate terms

Once you chose the property you like we can then discuss with you when you need to move in, anything you mention that might need doing at the property and any other pertinent information. Once that’s all decided and agreed in principle, you then move on to Step 4….

4. Pay holding deposit/initial fees

To take the property off the market, we will need a holding deposit/initial payment. This gives us some time to progress your reference application and it also stops anyone else viewing the property in the meantime.

5. Undergo referencing process

For us to consider your application for a tenancy we need to do some checks. We’ll need photographic ID from all prospective tenants (and guarantors if required). We will also need for example a passport and also proof of address- either bank statement or a recent utility bill. We’ll also check your employment status, your gross earnings and get a reference from previous landlord if you’ve rented before, as well as your eligibility to live in the UK. All of these checks will ensure compliance with the Government’s Right to Rent legislation.

6. Inventory and Check In

About two days before you move in, our professional inventory clerk will visit the property and compile a detailed inventory and check in document. This is a document that gives a detailed assessment of the decorative, basic structural and cosmetic state of the property and any fixtures and fittings before you move in. Please check it thoroughly. At the end of the tenancy, the same document will be used to help decide on any deductions from the deposit.

7. Pay balance of monies and move in!

On the day you move in, or a couple of days before, we will need you to pop in to the office, pay any monies owed, sign your tenancy agreements and collect your keys. Congratulations! You are now ready to move in. If we haven’t already, you’ll be given copies of everything you need, including the Gas Safety Certificate, EPC, Deposit Protection Certificate and of course your signed Tenancy Agreement. You should keep these in a safe place.
