Letting Only Service:

  • A free up to date market appraisal of your property is provided & we will discuss your property, your requirements & then ensure the best quality tenant & best price can be achieved.
  • Upon instruction we will take photos, create a floorplan & ensure an EPC is available for your property to ensure it can be marketed on property portals, our website & discussed with tenants on our database within 24 hours. Should an EPC be required we can arrange this on behalf of landlord clients.
  • Viewings will be arranged with suitable prospective tenants & these will always be accompanied by a staff member.
  • Once a tenant is sourced that both Avon Property & our landlord client are happy with (subject to references) we secure a holding fee as a sign of commitment from the tenant & begin the tenant referencing process with an independent tenant referencing agency.
  • Avon Property conduct the ‘Right to Rent’ checks that were introduced in February 2016 by obtaining passports & visas where required. MRZ checks are also conducted on passports in conjunction with a third party.
  • Upon conclusion of tenant referencing reports, a tenancy agreement and prescribed information document are sent to the landlord for approval.
  • Prior to commencement of the tenancy a gas safety certificate will need to be provided to Avon Property for provision to the tenant. A schedule of condition at check in will also be made by an independent inventory company.
  • Avon Property will collect the tenants first months rent in advance and deposit which will then be registered with the Deposit Protection Service.
  • Within 5 days Avon Property will issue a statement of account detailing monies received, deductions made and a final balance.

Letting & Management Service

Encompassing the services listed above plus the following:

  • Monthly rent collection.
  • Arrangement of required certificates.
  • Acting as the point of contact for the tenant during their tenancy regarding maintenance issues & general queries regarding the property.
  • Allocating maintenance issues to the relevant tradesmen. We have long term relationships with various trusted tradesmen meaning that work carried out is to a high standard, fairly priced and can be handled quickly and efficiently.
  • Inspection carried out at the property.
  • Assisting landlords and tenants with block management companies and local authorities.
